How it works


We believe the best sales person for your property is you, the owner. We will coach you to carry out the perfect viewing so we can give you an outstanding service at a much lower cost of £2000 + VAT. We only take £500 of that upfront to cover marketing costs then the rest is payable when you exchange contracts. It’s all the other parts of the selling process that are really worth having some extra help with. That’s where we come in.

 

The Selling Process

Everything below is organised and paid for as part of our fixed fee.

 

1. MARKETING

Valuations

Most sellers know what their property is worth, so we use a slightly different way to value your property: You tell us what price you are hoping to achieve and we will run our ‘Valuations Sense Check’ to make sure your estimate is accurate!

Photos and floor plans

We employ professional property photographers to take pictures and floorplans. Their pictures are beautiful and really show your property at its absolute best.

Energy Performance Certificates – EPC (what’s this?)

Even though HIPS have been abolished, you still need an EPC to put your property on the market. We’ll take care of this for you. Photos, floorplans and EPCs will be done in one visit by the same person.

Marketing your property on the internet

We will upload your property onto key property portals – please see the left side bar for the listing. Depending on how much interest you get we will suggest and make suitable changes to the property details to increase the number of people that would like to book a viewing.

 

2. VIEWINGS

How to prepare your house

This is often overlooked but absolutely essential for a quick sale at maximum price! We will send you our checklist to ensure you don’t forget a thing.

How to set up effective viewings

All web-generated leads will come through us and be sent straight to you. This means your personal details will not be on the sites, but you’ll still be able to see every single enquiry. We’ll teach you to filter out the time wasters and make sure you only show to the highest quality buyers. We’ll also explain how to handle prospective buyers over the phone so you can start selling your house even before the viewing.

How to do viewings

The little things you say and do make a BIG difference. You’ll have our expert coaching on how to carry out the perfect viewing: what to say and what NOT to say, what questions to ask your prospective buyer to make them feel at home, and much more. We will also call your viewers for feedback and let you know what they thought.

 

3. NEGOTIATION

When an offer is made we will negotiate the sale price and other terms of the contract on your behalf. You are likely to get a better price and preserve your relationship with your buyer if you use us to mediate this process for you. Of course, this is all part of the fixed fee.

 

4. SALES PROGRESSION (making sure you complete)

Recommending solicitors

You’ll need one of these to sell your house! If you have your own then that’s great, otherwise we would be delighted to put you in touch with one of our recommended solicitors. Either way, we prepare the memorandum of sale (all details of the sale) and send it to both your solicitor and your buyer’s solicitor.

How to get the most out of your solicitor

We’ll advise you how to get the very best from your appointed solicitor to make the conveyancing process as efficient as possible.

The conveyancing process

We will personally manage the sale of your property right through to exchange and completion, giving you regular sales progression reports throughout. We will work closely with your buyer’s solicitor and your own to make things as stress-free as possible for you.
